卖房,中介吃 20W 的差价,怎么办?

是这样的,我家之前在河北买了一套房子,现在全家人都离开河北了,所以房子委托中介出售;
我告诉中介的心里价位是在 150W,现在中介谈好了一个买家,但是中介打电话告知我说买家付款 170W+,所以中间这有 20W 的差价,这 20W 的差价在房子成交后退还给中介...
请问各位 d 大的,这种情况怎么破?
